In addition to the above requirements, the following <br />provisions shall apply to the design, location, and materials <br />used in these open space areas: <br />1. Plazas, courtyards, or other publicly accessible open <br />space areas at the ground level may be used to <br />satisfy this requirement, and shall be incorporated into <br />the design of the development. <br />2. Parking and rear setback areas shall not be <br />considered to meet this requirement. Front and side <br />setback areas that are integrated into the design of <br />the public open space may be considered to satisfy <br />this requirement. <br />3. Public open space areas shall be visible and <br />accessible from the public rightsrof-way to engage the <br />interest of pedestrians and encourage public use. <br />4. A combination of landscape and hardscape materials <br />shall be used in the design of these areas to satisfy <br />the following requirements: <br />a. Hardscape paving may include brick, stone, <br />interlocking concrete pavers, textured concrete, and/ <br />or impressed patterned concrete. Hardscape elements <br />may include, but are not limited to, seating areas, <br />potted plant materials, water features, and public art <br />installations. <br />b. The balance of the open space areas shall be <br />landscaped with turf, shrubs, or groundcover, and <br />trees. Ail plant materials shall be in proportion to <br />the height and mass of the building, and shall be <br />permanently maintained. <br />5. In order to achieve sunlight and air circulation in <br />required open space areas, the following minimum <br />height to width ratios shall be provided: <br />a. Enclosed Open Space: 2 to 1 ratio <br />(Open space that is enclosed on four sides, such as <br />a courtyard). The required open space shall have a <br />width of at least one-half the height of the adjacent <br />building facade (measured perpendicularly from the <br />facade). This requirement shall apply to all sides of the <br />required open space. <br />b. Open Space which is open on one or more sides: 3 <br />to 1 ratio <br />The required open space shall have a width of at <br />least one-third the height of the adjacent building <br />facade (measured perpendicularly from the facade). <br />This requirement shall apply to all sides of the required <br />open space. <br />6. The required publicly accessible open space areas <br />shall be located and configured as one of the <br />following: <br />18 <br />11 A-34 <br />Active public/open space areas <br />
