I. <br />~ <br /> <br />An arcade is frontage wherein the fa~ade may abut the sidewalk at the <br />frantage line. This frantage fype is conventional for retail use. The arcade <br />shall be no less than 1 2 feet wide and may not overhang the sidewolk but <br />may be within 5 feet of the parkway or sidewalk. <br /> <br />4.5 PUBLICLY ACCESSIBLE OPEN SPACE <br /> <br />In order to provide relief from the intensify of development <br />within the MEMU Overlay Zone and provide for a high level <br />of pedestrian canneclivify and activify thraughout the Metra <br />East orea, it is necessary to provide a variety of open space <br />opportunities. Publicly accessible apen space areas shall be <br />designed ta aplimize linkages and connections with adjacent <br />praperties within the District. Further. apen space areas shall <br />encourage active use and pedestrian activity belvveen the <br />public and the private realm. <br /> <br />A. To achieve well-designed and highly amenitized open <br />space areas that are accessible fa the public, new <br />development will be required to include an open space <br />component that is accessible to the public through the <br />main street.facing fa~ade entry of the project. These areas <br />may be inclusive of a front setback or driveway areos, but <br />may not include parking areas or rear setbacks 10 satisfy <br />a private open space requirement. All new development <br />within the MEMU Overlay Zone shall provide publicly <br />accessible open spaces as a percentage of the total <br />development site area as follows: <br /> <br /> <br />Public plaza <br />1. Neighborhood Transilional District. 5 percent <br />2. Village Center District: 10 percent <br />3. Active Urban: 15 percent <br />4.
