Executive Director <br /> <br />RECOMMENDED ACTION <br /> <br />_~J'~ ~=~ . <br />Planning Mager <br /> <br />Adopt a resolution approving Variance No. 2007-01 as conditioned. <br /> <br />DISCUSSION <br /> <br />Request of Applicant <br /> <br />Doug Couper, representing HD Supply, is requesting approval of a parking <br />variance to reduce parking standards for a home improvement warehouse at <br />1044 East Fourth Street. <br /> <br />Property Description <br /> <br />The project site is a 4.3 acre irregularly shaped parcel located at the <br />southwest corner of Fourth and Santa Fe Streets immediately east of the <br />Atchison, Topeka and Santa Fe railroad line. There are two existing <br />industrial buildings on the site that total 89,842 square feet. <br />Building "A" is 55,021 square feet in size with Building "B" consisting <br />of 34,821 square feet. The two buildings were previously used for <br />distribution and warehouse uses. <br /> <br />The site has a zoning designation of Heavy Industrial (M-2) and a <br />General Plan designation of Industrial (IND). Surrounding the property <br />are industrial uses to the north, a telecommunications switching station <br />and industrial uses to the east, the First Street underpass to the south <br />and railroad tracks and industrial uses to the west (Exhibits 1 and 2) . <br /> <br />EXHIBIT A <br /> <br />31A-2 <br />
