FROM PHONE N0. ~~ MAR 26 2007 12c 39PM P1 <br />DOCHOR ENGINEER/NG, INC. <br />1081-A EAST 4th STREET • SANTA ANA, CA9270r <br />(7i4) 542-3774 <br />City of Santa Ana March 26, 2007 <br />Planing Department <br />20 Civic Center Plaza, M-20 <br />Attn: Martha Ramirez <br />Ref Variance No. 2007-01, for property located at 1044E Fouth Street, Santa Ana. <br />As bas been stated by the City of Santa Ana, the applicant of this variance is planning to use <br />50-75 employees at this location, serving customers, contractors, delivery trucks etc. <br />Our concern, as stated in our letter dated Feb. 26, 2007, is that the existing parking is not <br />adequate <br />to handle all the employee vehicles that this will. bring, not including contractors, customers, and <br />all the <br />trucks loading, and unloading their cargo. <br />Another great concern is that the accesibility to this property, (1044 E. Fourth St.) is very much <br />restricted, due to it's location There is no accesibility on the west side, due to the railroad, nor on <br />the south side, due to the lower elevation of First Street. This leaves accesibility to the east, which <br />goes through a residential area and flowing out onto Grand Ave., which is an extremely busy <br />street. That leaves the only real sensible option of accesibility to Fourth St. either from Santa Fe <br />St. or directly from the property out onto Fourth St., and this is going to lead to a bottleneck <br />traffic problem, and that is of a real concern for Dochor Engineering, Inc. <br />Dochor Engineering, Inc., located at 1061 E. Fourth Street, (north west corner of Santa Fe Street <br />and Fourth Street) is a light manufacturing plant, and with all the extra traffic and parking on <br />Santa Fe St., our delivery trucks will be greatly hampered in accessing our property from Santa Fe <br />Street. <br />Our concern for this kind of business attracting day laborers still stands, and with all due respect, <br />we do not believe that putting up signs will keep that from happening. <br />Don Nyman <br />Dochor Engineering, inc. <br />1061 E. 4th Street <br />Santa Ana, Ca. 92701 <br />714.542.3774 <br />Page 28 of 43 <br />31 A-95 <br />
