Tentative Parcel Map No. 2007-03 <br />June 27, 2007 <br />Page 2 <br />The subject site consists of one parcel within the office park totaling <br />1.30 acres. There is a single office building on the parcel totaling <br />17,855 square feet. Access to the site is from Brookhollow Drive, a <br />private street that provides access to parcels within the Brookhollow <br />Office Park. <br />Project Descrivtion <br />The applicant is proposing a tentative parcel map for condominium <br />purposes that would subdivide the airspace within an existing office <br />building into two condominium units (Exhibit 3). There is no <br />subdivision proposed for the underlying parcel. Property outside the <br />walls of the office building will consist of common area, landscaping, <br />access and parking for the office condominiums. The project will be <br />governed by the Master Association within the Brookhollow Office Park. <br />A sub-association will be created, comprised of the owners of each of <br />the condominium units and a separate entity to act as an arbitrator <br />should there be a dispute between the owners of the two condominium <br />units. <br />Analysis of the Issues <br />The map is being filed for condominium purposes, which will allow the <br />air space within the single office building to be subdivided into two <br />condominium units and sold to individual buyers. There were no major <br />issues identified with the proposal or impacts to adjacent properties or <br />the environment identified. <br />Covenants, Conditions and Restrictions (CC&Rs) addressing site drainage, <br />reciprocal access, landscaping, dispute resolution, maintenance, and <br />utility easements will be recorded prior to approval of the final map. <br />The recording of the final map is necessary before units can be sold <br />within the office building. <br />The subdivision is consistent with the City's General Plan and complies <br />with the Subdivision Map Act and Chapters 34 and 41 of the Santa Ana <br />Municipal Code. No variances are required for the proposed project. <br />Based upon the above analysis and findings, staff recommends that the <br />Zoning Administrator approve Tentative Parcel Map No. 2007-03 (County <br />Map No. 2006-212) as conditioned. <br />32A-3 <br />
