REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />AUGUST 20, 2007 <br />TITLE: <br />EXTENSION OF ENTITLEMENTS FOR VARIANCE <br />NO. 2005-25 TO ALLOW REDUCTIONS IN THE <br />FRONT YARD SETBACKS, LANDSCAPING AND <br />LOADING ZONE REQUIREMENTS AT 206 NORTH <br />OLIVE STREET - RICHARD CHIARINI, <br />APPLICANT <br />CI MANAGE <br />RECOMMENDED ACTION <br />CLERK OF COUNCIL USE ONLY: <br />APPROVED <br />^ As Recommended <br />^ As Amended <br />^ Ordinance on 151 Reading <br />^ Ordinance on 2ntl Reading <br />^ Implementing Resolution <br />^ Set Public Hearing For_ <br />CONTINUED TO <br />FILE NUMBER <br />Adopt a resolution approving a one-year extension of Variance No. 2005- <br />25 (a) , (b) and (c) . <br />DISCUSSION <br />On September 19, 2005, the City Council received and filed the staff report <br />approving Variance No. 2005-25(a), (b) and (c) to allow a reduction in <br />front yard setbacks, a reduction in landscaping and to waive the loading <br />space requirement in order to construct a new office building in the <br />Professional (P) zoning district at 206 North Olive Street. <br />The project involves the construction of a two-story, 1,480 square foot <br />office building. The floor plan includes three work spaces, a meeting <br />room, a storage room and a reception area. The proposed building <br />elevations will be enhanced by providing natural stone veneer, patinated <br />metal roofing, clear glass panels and wood walls. A combination of <br />trees, shrubs and ground cover will be planted within the setback area on <br />both Olive and Second Streets. Access to the project will be provided <br />from both Olive and Second Streets. A total of four parking spaces will <br />be provided which satisfy the code requirement. <br />Richard and George Chiarini, the owners of the property, have been unable <br />to complete the construction of the project due to delays in two other <br />projects that they're currently managing that prevented them from <br />proceeding with the project plans. As a result, they are requesting a one- <br />year extension of their entitlements, which were due to expire on September <br />19, 2007. The city received an extension request on July 2, 2007 before <br />the variances expired (Exhibit 1). <br />31 B-1 <br />
