Amendment Application No. 2007-02 <br />Tentative Tract Map No. 2007-04 <br />Site Plan Review No. 2007-02 <br />September 10, 2007 <br />Page 2 <br />Property Description <br />The subject property is a six-acre, rectangular shaped parcel of land <br />located on the southeast corner of Fairview Street and Alton Avenue. The <br />site is currently occupied by a 53,000 square foot warehouse building that <br />is being utilized by the Santa Ana Unified School District. <br />The property is currently zoned Arterial Commercial (C-5) and is <br />designated as Medium Density Residential (MR-15) at 15 units per acre on <br />the Santa Ana General Plan. Surrounding land uses include multi-family <br />residential to the north, commercial to the south, two-family residential <br />to the east, and industrial uses to the west (Exhibits 1 and 2). <br />Project Description <br />Manning Homes is proposing to build Alton Court, a privately gated, <br />single-family detached cluster development on the subject site. The <br />project will consist of six individual clusters that will contain a total <br />of 38 units. The clusters range in size from three units in Lot 3 to nine <br />units in Lot 1, with six units in a typical cluster. Units within the <br />clusters will access their garages through a shared 20-foot wide common <br />driveway (Exhibit 3). <br />As proposed, the houses have three different floor plans ranging in size <br />from approximately 1,810 square feet to 2,255 square feet. Each residence <br />will be a two-story, three-bedroom, two and a half bathroom home with a <br />two-car garage. All units, with the exception of the units fronting the <br />private street, have two uncovered parking spaces in the driveway that are <br />separate from the shared common driveway. Units fronting the private <br />street will be allowed to use the street for additional parking. <br />Three different architectural styles are proposed for the project: <br />Cottage, Spanish Colonial and Traditional. Each style will incorporate <br />unique elements, finishes and materials commonly found within each <br />architectural style. For example, the Spanish Colonial residence will <br />incorporate Spanish style roof tiles and a smooth stucco finish, while the <br />Cottage and Traditional models will incorporate flat roof tiles, sand <br />stucco finishes and decorative porches and posts (Exhibits 4 and 5). <br />75B-3 <br />
