Approximately 130 paved parking spaces are on site, <br />as well as approximately 30 unpaved parking spaces, for a total of approximately <br />160 onsite parking spaces. Several trees and planters exist at the main building <br />entrance in the southwest corner of the property and at the northwest corner of <br />the building. Access to the site is provided via four driveways along South <br />Fairview Street and one driveway along Alton Avenue. <br />As shown on Figure 2-3, surrounding land uses include commercial <br />developments to the south and single-family attached residential units to the east. <br />Both of these uses are separated from the project site by a masonry block wall. <br />Light industrial businesses are located across South Fairview Street from the site <br />to the west; a mobile home park is located across Alton Avenue and beyond the <br />Southern Pacific Rail Road track to the north of the site. <br />Proposed Project <br />Manning Homes proposes to develop 38 single-family detached residential units <br />and related improvements on the project site. The project includes the <br />construction of private drives, common landscaped areas, a common recreational <br />area, and other residential development improvements. <br />The proposed physical improvements related to the project include: <br />^ Development of 38 single-family detached residential units (4.3 acres). <br />^ Realignment and/or closure of existing driveways and new onsite parking. <br />^ Landscaping improvements and open space (0.2 acres). <br />^ Common recreational area (0.14 acres). <br />^ Improvements to Alton Avenue and South Fairview Street (1.39 acres). <br />Figure 2-4 shows the overall conceptual site plan. These activities are described <br />in detail below. <br />Single-Family Detached Residential Units <br />The proposed residential units will consist of three single-family detached plan <br />types located within six lots. Proposed units will range from 1,810 square feet to <br />2,255 square feet. All residential units will be two stories, and private garages <br />will be provided for each unit. There are three proposed architectural designs for <br />the residential units, which include a Cottage design, a Spanish Colonial design, <br />and a Traditional design.
