The <br />proposed project is anticipated to import a total of 6,638 cubic yards of fill <br />material. <br />Project's Relationship to General Plan and Zoning <br />General Plan <br />The site has an existing general plan designation of Medium Density Residential <br />(MR-15). The proposed project is consistent with the MR-15 General Plan <br />designation, and therefore the proposed project is consistent with the General <br />Plan. <br />Zoning <br />The existing zoning designation for the site is Arterial Commercial (CS). The <br />proposed project will require a zone change to accommodate the proposed use as <br />a planned residential district (SD). A specific development plan is proposed to <br />reflect the proposed design and development standards for the proposed project. <br />Discretionary Approvals Required <br />The City of Santa Ana is the lead agency under CEQA and is responsible for <br />planning and implementing the project.
