The property is bounded by industrial uses to the north, <br />east and west and a high school to the south (Exhibit 2). The subject <br />property is owned by Southern California Edison and is approximately 23.3 <br />acres in size, irregular in shape and improved as an electrical utility <br />sub-station/storage yard.
