Environmental Checklist <br />~•"'•~ For CEQA Compliance <br />XVII. Mandatory Findings of Significance <br />A. Less Than Significant Impact. The project area is highly urban in character and does not <br />contain biological resources that would be affected by the implementation of the project. <br />Additionally, no cultural resources, either historical or prehistorical, are expected to be <br />affected by the construction or operation of the project. No significant impacts would occur. <br />B. Less Than Significant Impact. The project would not result in impacts that are cumulatively <br />considerable. The City of Santa Ana identified eight individual projects within the general <br />vicinity of the proposed project. The projects are listed below: <br />Hutton Center/MacArthur Place South, which includes three projects: Skyline <br />at Macarthur Place, located at 9 and 15 East Hutton Center Drive; the Montage <br />at Macarthur Place, located at 1 East Hutton Center and 101 East Sandpointe; <br />and, Skyline Phase II, located at 10 East Hutton Center Drive Avenue. Skyline at <br />Macarthur Place involves the construction of two 25-story residential towers <br />containing 350 condominium units atop amulti-level parking deck. The units will <br />range in size from 1,000 to 2,400 square feet. Construction is anticipated to take <br />between 18 and 24 months. Montage at Macarthur Place includes the <br />construction of 276 for-sale condominiums on this site, located at the southeast <br />corner of Main Street and MacArthur Boulevard. Finally, Skyline Phase II <br />includes the construction of a 25-story, 150-unit high-rise condominium project <br />on this parcel. <br />^ St. Gertrude Retail, located at 1400 West St. Gertrude Avenue at the southwest <br />corner of Bristol Street and St. Gertrude Avenue. This development includes a <br />new two story 8,000 square foot multi-tenant retail building proposed for the <br />vacant site. <br />^ Riverview West Marketplace Expansion, located at 3770 West McFadden <br />Avenue, which includes two new buildings at an existing commercial center: a <br />4,000 square-foot bank building along McFadden Avenue, and a 1,750 square- <br />footdrive-through Starbucks on Harbor Boulevard. The Starbucks building has <br />been completed and the bank is currently under construction. <br />^ Edinger Avenue Retail, located at 2627 West Edinger Avenue, which includes a <br />9,000 square foot retail center on a site. <br />^ Werdin Commercial Center, located at 3200 South Bristol Street. This <br />project consists of a new 7,100 square foot retail commercial shopping center. <br />^ John Laing Townhomes, located at 2823 West Edinger Avenue. This project <br />includes the development of 44 townhomes along 2800-3000 West Edinger <br />Avenue. <br />• Implementation of the proposed project has the potential to temporarily increase dust <br />levels in the project area. The proposed project, in conjunction with those listed above, <br />would have the potential to contribute to a cumulative impact to air quality in the project <br />area. The mitigation measure identified in Section III-B would reduce the air quality <br />impacts associated with the proposed project to a level of less than significant.
