Chapter 4 <br />Mitigation Monitoring Plan and Report <br />Introduction <br />The California Public Resources Code, Section 21081..6, requires that a lead or <br />responsible agency adopt a mitigation monitoring plan (MMP) when approving <br />or carrying out a project when a Mitigated Negative Declaration (MND) <br />identifies measures to reduce potential adverse environmental impacts to less- <br />than-significant levels. As lead agency for the proposed project, the City is <br />responsible for adoption and implementation. of the MMP. <br />An IS/MND has been prepared for the project that addresses the potential <br />environmental impacts, and, where appropriate, recommends measures to <br />mitigate these impacts. As such, an. MMP is required to ensure that adopted <br />mitigation measures are successfully implemented. This document plan lists <br />each mitigation measure, describes the methods for implementation and <br />verification, and identifies the responsible party or parties. <br />Project Overview <br />The project proponent proposes to develop 38 single-family detached residential <br />units and related improvements on the project site. The project inchides the <br />construction of private drives, common landscaped areas. a common recreational <br />area with a pool. and spa, and other residential development improvements. <br />The proposed physical improvements related to the project include: <br />^ Development of 38 single-family detached residential units (4.3 acres) <br />^ Realignment and/or closure of existing driveways and new on-site parking. <br />^ Landscaping improvements and open space (0.2 acres). <br />^ Common. recreational. area (0.1.4 acres). <br />^ lmprovements to Alton Avenue and South Fairview Street (1.39 acres) <br />Additional details regarding the project description are contained in Chapter 2, <br />"Project Description." <br />i~ <br />i~ <br />Alton Court August 2007 <br />Initial Study/Mitigated Negative Declaration 4-1 <br />J&S 00635.07 <br />75A-111 <br />
