The project proposes a driveway access along Alton Avenue approximately 246 feet east of Fairview <br />Street, measured from centerline to centerline. The proximity of the driveway to Fairview Street would <br />not adversely affect the operation of the driveway access, or operation at the intersection of Fairview <br />Street and Alton Avenue. Drivers will be able to enter and exit the project driveway access to/from the <br />east and west safely based on existing plus project traffic volumes. <br />• There is adequate sight distance for incoming and outgoing vehicles to/from the project site. <br />• The intersection of the project driveway and Alton Avenue would not adversely affect queuing in the <br />westbound left-turn pocket at Fairview Street and Alton Avenue. In addition, westbound left-turn queue <br />at the intersection of Alton/Fairview is not expected to extend to the project driveway intersection. <br />Manning Homes will include a statement in the development's CC&R's, which will inform homeowners <br />that the City may revisit and re-evaluate the intersection of the project driveway and Alton Avenue at a <br />future time, potentially resulting in driveway access modifications and implementation of any <br />improvements as necessary. <br />Traffic Analysis for - l8 - October, 2007 <br />Alton Court Residential Development <br />75A-149 <br />
