Project Description <br />Driveway Access and Parking <br />The proposed project would remove the four driveways along South Fairview <br />Street and replace them with appropriate gutters, curbs, sidewalks, and <br />streetscaping. A single driveway would provide access to the site via Alton <br />Avenue through a gated entrance. The proposed project would include 76 <br />covered parking spaces as garages and 54 parking spaces on the proposed <br />driveways for a total of 130 off-street parking spaces. Additionally, 23 on-street, <br />uncovered parking spaces will be designated along the private drive as part of the <br />proposed project. Therefore, the proposed project will have a total of 153 <br />parking spaces. <br />Landscaping & Common Recreational Area <br />Total landscaping will encompass approximately 20% of the site area. These <br />areas include common open space areas located between proposed units and Lot <br />7, which is designated solely as an open space lot for recreational use for the <br />residents of the project. Landscaping includes planted trees and shrubs, as well <br />as potted ornamental plants. <br />Off-Site Improvements to Alton Avenue & South <br />Fairview Street <br />The proposed project includes the widening and restripping of Alton Avenue to <br />its ultimate planned width (Figure 2-5). This will involve widening the road <br />shoulders and restripping, but it will not include additional traffic lanes on Alton <br />Avenue. The Alton Avenue improvements also include the installation of the <br />associated curbs, gutters, sidewalks, and landscaping. Additionally, South <br />Fairview Street will be improved along the project frontage with a new median <br />and a relocation of utilities to below ground. The four existing driveway cuts on <br />South Fairview will be removed and replaced with new sidewalks, curbs, and <br />gutters. <br />Construction <br />The entire project is has a construction schedule of approximately 18 months, <br />extending from the fall 2007 to spring 2009. Demolition and removal of the <br />existing structures on the proposed project site is expected to begin in November <br />2007 and continue approximately 1.5 months until December. This will include <br />razing the existing structures and concrete parking lots and crushing the concrete <br />on site to use as fill material. Grading the site to appropriate specifications is <br />expected to begin after razing the existing structures and will continue <br />approximately 1 month.
