11 /7/07 les <br />RESOLUTION NO. 2007- <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA APPROVING THE RELOCATION PLAN FOR <br />RESIDENTIAL PROPERTY LOCATED AT 701 AND 709 SOUTH <br />TOWNSEND STREET <br />BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SANTA ANA, AS <br />FOLLOWS: <br />Section 1: The City Council of the City of Santa Ana ("Council") hereby <br />finds, determines and declares as follows: <br />A. The Community Redevelopment Agency ("Agency") is <br />assisting Townsend & Raitt, LLC with the acquisition and <br />rehabilitation of real property located at 701 and 709 South <br />Townsend Street ("the Property"). <br />B. The Property is comprised of two buildings which each currently <br />have 10 one -bedroom units. After the rehabilitation, all of the units on the <br />Property will be restricted to occupancy by very low income households at <br />affordable rents, restricted to occupancy by 50% (very -low income) of the <br />area median income. In order to minimize relocation issues, current <br />residents whose incomes exceed 80 percent of the area median income <br />will be allowed to remain. The rents for these households will be <br />increased to either 30% of their monthly household income or market rent <br />for the neighborhood, whichever is lower. <br />C. Pursuant to California Government Code section 7260, et seq., a <br />public entity is required to adopt a relocation plan, by resolution, whenever <br />it enters into an agreement for acquisition of real property or an agreement <br />for the disposition and development of property which could lead to <br />displacement of people from their homes. <br />D. The relocation plan has been prepared in conformance with <br />applicable provisions of the California Government Code section 7260, et <br />seq., Relocation Guidelines (California Code of Regulations, Title 25), as <br />well United States Department of Housing and Urban Development <br />regulations. <br />E. The relocation plan is required because of the potential for <br />temporary and permanent relocation of households. The plan does not <br />foresee a need for any permanent relocation of households. <br />Resolution No. 2007- <br />80B-51 <br />
