<br />a waste -by -rail "mega" landfill, a heap -leach gold mine, sensitive coastal and hillside
<br />development projects, and large-scale mixed -use communities. JoAnn is well versed in the
<br />entire environmental process including project scoping, environmental documentation,
<br />public noticing and participation, and resource permitting. She has a working knowledge
<br />and ongoing relationships with a myriad of federal, state, regional, and local agencies.
<br />JoAnn's experience also encompasses policy planning; site -specific, community and regional
<br />land use planning; and entitlement and regulatory permit processing. Public sector work has
<br />included preparation of housing plans, transportation and air Quality studies, and Local
<br />Coastal Plans. Private sector experience has included Specific Plan preparation and General
<br />Plan Amendments, Zone Changes, Conditional Use Permit entitlement processing, and
<br />Coastal Development Permits. JoAnn's experience includes coordination and processing of
<br />regulatory permits, including U.S. Corps of Engineers Section 404 Permits, California
<br />Department of Fish and Game Streambed Alteration Permits, RWQCB Section 401 Water
<br />Quality Certifications, and National Pollutant Discharge Elimination System (NPDES)
<br />permits.
