The existing <br />commercial center is approximately 21,000 square feet in size and is <br />located on a 1.3 acre lot. The proposed check cashing business will <br />occupy 983 square feet of the first floor. The first floor is comprised <br />of retail and restaurant businesses while the second floor consists of <br />offices. A total of 124 parking stalls are located on-site. <br />The parcel is located within the Community Commercial (C1) zoning <br />district and has a General Plan land use designation of General <br />Commercial (GC) Surrounding land uses include the Manuel Esqueda <br />Elementary School to the north, commercial uses to the east, and light <br />industrial uses to the south and west (Exhibits 1 and 2). <br />EXHIBIT A <br />31 B-2 <br />
