The existing restaurant is 3,000 square feet in <br />size and is located on a 32,485 square foot lot. The lot is flag shaped <br />and has street frontage along both Bristol Street and Central Avenue. <br />The project site is separate from the surrounding commercial <br />development; however, the site shares parking and driveway easements <br />with the adjoining E1 Pollo Loco restaurant. <br />The parcel is located within the General Commercial (C2) zoning district <br />and has a General Plan land use designation of General Commercial (GC). <br />Surrounding land uses include commercial development to the north, <br />south, east and west (Exhibits 1 and 2). <br />EXHIBIT A <br />31 C-2 <br />
