LCP, 12/20/07 <br />RESOLUTION NO. 2007-12 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2007-06 (COUNTY PARCEL MAP NO. <br />2006-113) TO CONSOLIDATE 26 LOTS INTO ONE <br />PARCEL AT SANTIGO COMMUNITY COLLEGE DISTRICT <br />LOCATED AT 1530 WEST SEVENTEENTH STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The applicant is requesting approval of Tentative Parcel Map No. 2007-06 <br />(County Map No 2006-113) to consolidate 26 lots into one parcel at 1530 <br />West Seventeenth Street. The project site is a 65-acre, rectangular shaped <br />parcel of land located at the southwest corner of Bristol and Seventeenth <br />Streets. The site is the campus of Santa Ana College, which contains <br />several educational buildings, athletic ball fields and surface parking lots. <br />The consolidation action will implement the first phase of the Santa Ana <br />College expansion project. The lots will be utilized for temporary parking <br />until a new parking structure is built. Ultimately, the parcels will be occupied <br />by a day care center and maintenance/operations facility on the northern <br />section and surface parking on the remainder. <br />B. Tentative Parcel Map No. 2007-06 came before the Zoning Administrator <br />of the City of Santa Ana for a public hearing on December 19, 2007. The <br />Zoning Administrator continued the hearing on Tentative Parcel Map No. <br />2007-06 to December 20, 2007. <br />C. Tentative Parcel Map No. 2007-06 came before the Zoning Administrator <br />of the City of Santa Ana for a public hearing on December 20, 2007. <br />D. Santa Ana Municipal Code Section 34-126 authorizes the Zoning <br />Administrator to approve a tentative parcel map after making findings. <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Industrial land use designation <br />of the General Plan and are otherwise consistent with all other <br />elements of the General Plan and any applicable specific plans. <br />Resolution No. 2007-12 <br />Page 1 of 5 <br />32B-9 <br />
