Harrah <br /> Caribou Industries, Inc. <br /> September 9, 2020 <br /> Page 9 <br /> CALIFORNIA GOVERNMENT CODE SECTION 65915— RESIDENTIAL PARKING <br /> The California Government Code Section 65915 (p)(1) identifies parking requirements as follows: one (1) <br /> on-site parking space for each 0-1 bedroom unit,two(2)on-site parking spaces for each 2 bedroom unit. <br /> As such,the parking requirements for the residential portion of the Project are calculated as follows: <br /> + 95—Studio Units x 1 on-site parking space = 95 parking spaces required. <br /> • 51-1 Bedroom Units x 1 on-site parking space= 51 parking spaces required. <br /> • 25—2 Bedroom Units x 2 on-site parking spaces= 50 parking spaces required. <br /> As identified, 196 parking spaces are required pursuant to the California Government Code Section <br /> (p)(1)• <br /> SANTA ANA TRANSIT ZONING CODE- RESIDENTIAL PARKING <br /> The Santa Ana transit zoning code requires 2 spaces/unit for studios, 1-bedroom apartments,2-bedroom <br /> apartments, and 3-bedroom apartments. Additionally, 0.15 spaces/unit must be provided for guest <br /> parking.Therefore,for the Project, 368 parking spaces are required for a total parking ratio of 2.15 which <br /> is calculated by dividing the spaces required by the number of units, or 368 spots /171 units for the <br /> Project as shown on Table 1. Comparing this parking requirement against a proposed parking supply of <br /> 196 parking spaces results in a parking deficit of 172 spaces. <br /> Parking space requirements per multiple cities and jurisdictions based on the unit count for the Project <br /> are listed on Table 1.As shown, the City of Santa Ana's Transit Zoning Code requirements are amongst <br /> the most restrictive parking requirements (e.g. require the most parking). <br /> 12193-11 Parking Study r�URBAN <br /> �I�,r CROSSROADS <br />
