<br />variance No. 2008-01 <br />February 25, 2008 <br />Page 3 <br /> <br />The Johnson Chapel AME Church's Family Life Center will contribute to the <br />long-term benefit of the neighborhood. The development of this site will <br />allow the church to replace a building that was demolished as a result <br />of a street improvement project with a building that is consistent with <br />the goals and policies of the General Plan. Conditions of approval have <br />been developed to mitigate potential impacts of the proposed proj ect. <br />Further, the site will be upgraded to meet or exceed landscaping <br />development standards. Additionally, the project, as conditioned, will <br />not create adverse impacts or be detrimental to the site or <br />neighborhood. Finally, the church and related activities on the site <br />are consistent with other church uses, the Community Commercial zoning <br />district and the General Plan. Therefore, based upon an analysis of the <br />project and the project's compatibility with the City's General Plan and <br />applicable development standards, staff recommends that the Planning <br />Commission approve Variance No. 2008-01 as conditioned. <br /> <br />CEQA Compliance <br /> <br />In accordance with the California Environmental Quality Act, the <br />recommended action is exempt from further review pursuant to Section <br />15332.
