Box 1988, <br />Santa Ana, California 92702 (hereinafter referred to as "Lessor"), and Omnipoint Communications Inc., a <br />subsidiary of T-Mobile USA, Inc., a Delaware corporation, with an office at 12920 SE 38 h Street <br />Bellevue, WA 98006 (hereinafter referred to as "Lessee"). <br />WITNESSETH: <br />That Lessor hereby leases to Lessee and Lessee hereby leases from Lessor a portion of that certain <br />real property (the "Property") in the State of California, County of Orange, City of Santa Ana commonly <br />known as 120 West Walnut, Santa. Ana CA, 92701, a legal description of which is shown in Exhibit A <br />attached hereto and incorporated herein by reference, under the terms and con ' ions of the unrecorded <br />Land Lease Agreement by and between Lessor and Lessee dated by Lessor , 2008, <br />and incorporated herein by reference (the "Agreement") for an initial term of ten (1 years, commencing <br />on the Commencement Date, as defined in the Agreement, and three (3) subsequent optional extension <br />terms of five (5) years each, pursuant to the terms of the Agreement.
