Description of Project: <br />The proposed project consists of the new construction and renovation of an existing 17,630 square foot auto <br />dealership and related parking and landscaping on a 2.6 acre site within the existing 50 acre Santa Ana Auto <br />Mall (SD-60). The project will add approximately 23,510 square feet of new space consisting of the <br />expansion of service bays, showroom, office, pre-owned sales, mezzanine and canopy areas. The project <br />will provide the required 116 parking spaces and meet the landscape and development standards for the SD- <br />60 zone. The project requires Site Plan Review approval by the Planning Commission because it is located <br />within a Specific Development zone (SD-60). The expansion of the auto dealership is consistent with the <br />Industrial land use designation of the City's General Plan and meets or exceeds the City's design and <br />development standards for SD-60 which governs development within the Santa Ana Auto Mall. <br />X. Surrounding Land Uses and Setting: <br />The project site is currently developed with a 17,630 square foot auto dealership and accessory uses on a <br />rectangular shaped parcel located within the 50 acre Santa Ana Auto Mall. The Auto Mall is bounded by <br />railroad tracks and the Orange County Flood Control Channel to the North, the Costa Mesa (55) freeway <br />and Auto Mall Drive to the East, Edinger Avenue, auto dealerships /industrial property to the South and <br />Ritchey Street to the West. Vehicular access to the site is from Auto Mall Drive off of either Ritchey Street <br />to the West or Edinger Avenue to the South. Edinger Avenue is listed as a major arterial street in the <br />Circulation Element of the City's General Plan. The project site is surrounded on three sides by other auto <br />dealerships and Railroad tracks and the Orange County Flood Control Channel to the North. <br />XI.
