<br />KO- 7/10/08 <br /> <br />RESOLUTION NO. 2008-21 <br /> <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING CONDITIONAL <br />USE PERMIT NO. 2008-10 AS CONDITIONED TO ALLOW <br />THE OPERATION OF A TRADE SCHOOL FOR THE <br />PROPERTY LOCATED AT 1125 EAST SEVENTEENTH <br />STREET, UNITS E202, E209-E211 AND E214 <br /> <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA <br />AS FOLLOWS: <br /> <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. Applicant is requesting approval of Conditional Use Permit No. 2008-10 to <br />operate a trade school for the property located at 1125 East Seventeenth <br />Street, Units E202, E209-E211 and E214; Conditional Use Permit No. <br />2008-11 to operate a trade school for the property located at 1125 East <br />Seventeenth Street, Units N160, N200 and S200; and Minor Exception <br />No. 2008-01 to allow a reduction in the required off-street parking <br />requirements for the two professional trade schools at 1125 East <br />Seventeenth Street. <br /> <br />B. Conditional Use Permit No. 2008-10, Conditional Use Permit No. 2008-11 <br />and Minor Exception No. 2008-01 came before the Planning Commission <br />of the City of Santa Ana for a duly noticed public hearing on July 14, 2008. <br /> <br />C. Pursuant to Santa Ana Municipal Code Section 41-313.5, trade and <br />professional schools are permitted in the Professional (P) zoning district <br />with the issuance of a conditional use permit. <br /> <br />D. Santa Ana Municipal Code Section 41-638 authorizes the Planning <br />Commission to grant a conditional use permit upon making certain <br />findings. <br /> <br />1. Will the proposed use provide a service or facility which will <br />contribute to the general well being of the neighborhood or <br />community? <br /> <br />The addition of the professional trade school will add an <br />additional education opportunity to the existing community. <br />This will provide residents an additional opportunity for <br /> <br />Resolution No. 2008-21 <br />Page 1 of 6 <br /> <br />31A-70 <br />
