<br />~~ <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />1 <br />Proposed Project <br />The project proponent proposes to construct a commercial building with retail, restaurant, <br />and medical offices and a surface and subterranean level parking garage at 520 South <br />Harbor Boulevard in the City of Santa Ana. The proposed project includes the following <br />key elements: <br />• Construction of a 45,744 square foot, two story building to accommodate retail, <br />restaurant, and medical offices (refer to Figure 4, Proposed Site Plan); <br />• Surface parking lot and subterranean level parking garage to accommodate 247 <br />parking spaces; <br />• Zoning ordinance amendment to allow ancillary parking area in a Single Family <br />Residential district; and a <br />• Conditional Use Permit to allow eating establishments within the North Harbor <br />Specific Plan area. <br />Project's Relationship to General Plan and Zoning <br />General Plan <br />The proposed project site is designated as General Commercial (GC) in the City's <br />General Plan and GC in the North Harbor Specific Plan (NHSP).
