APPLICABILITY OF ORDINANCE <br />The specific development zoning district, as authorized by Chapter 41, Division <br />26, of the Santa Ana Municipal Code, is specifically subject to the regulations <br />contained in this ordinance for the express purpose of establishing use district <br />regulations. All other applicable chapters, articles and sections of the Santa Ana <br />Municipal Code shall apply unless expressly waived or superseded by this <br />ordinance. Use district regulations established in Chapter 41, Article III, of the <br />Santa Ana Municipal Code for zoning districts other than the SD zoning district <br />maybe incorporated herein by reference. <br />PURPOSE <br />The Specific Development No. 59 (SD-59) use district regulations are hereby <br />established for the express purpose of protecting the health, safety and general <br />welfare of the City by encouraging the use of innovative planning concepts and <br />principles and promoting and enhancing the value of properties and encourage <br />orderly development. <br />The SD-59 regulations will establish a professional district that will entitle 57,700 <br />square feet of commercial space at the northeast corner of Main Street and <br />Memory Lane with ~ 540 for sale residential units further to Lawson Way. <br />This area will be a mixed use district with eating establishments, support services <br />and a residential component consisting of live-work, townhouse units and <br />high rise tower. <br />EIR 07-2lZOA 08-4/ <br />DA 04-4/CUP 08-34/ <br />VTTM 08-4/SPR 08-5 <br />EXHIBIT 5 <br />1 <br />75D-40 <br />
