7. Lighting along the City Place ~~exse~se Drive shall be carried out <br />as part of the unified scheme to help create festive recreational <br />atmosphere. <br />C. On-Site Building Lighting. <br />Service area lighting for large uses shall be contained within <br />service yard boundaries with light sources concealed. <br />2. Building illumination and architectural lighting will be creative <br />and reinforce the design theme. Indirect wall lighting or "raw wall <br />washing" overhead downlighting, will be utilized throughout the <br />commercial development. <br />In residential areas, warm simple lighting will be employed. These <br />components could include uplighting of building entrances and <br />courtyard trees, subtle soft lighting effects, washing of walls with <br />light from concealed ground sources. <br />4. In residential areas the use of specialized lighting effects such as <br />neon and internally illuminated signs shall be avoided as shall any <br />blinding, bright or flashy effects. <br />5. Lighting shall not cast any glare onto adjacent lots and streets <br />outside the perimeters of the City Place project in such a manner as <br />to decrease the safety of pedestrian and vehicular movement. <br />6. Architectural lighting should be used to articulate the particular <br />building design. <br />D. Required Minimum Maintained Illuminance Levels shall be Per Santa Ana <br />Municipal Code and approved by the Police Department. <br />33 <br />75A-179 <br />
