PART IV. DESIGN STANDARDS <br />A. Interior Streets <br />City Place ~ Drive. <br />The tone and pedestrian experience of the project will be largely <br />determined by "Cit Py lace ~ Drive," a wide interior street <br />which will curve through the project. Cit, Py lace T''° r~r°°••r°° is <br />intended to lend a unifying component to the project as well as link <br />different uses together. <br />a. Cit P~ ~ Drive will consist of a 34' road bed <br />with minimum 14 feet walkways on either side covered <br />arcades may count up to nine rectalinear feet of the <br />walkway. <br />b. Cit Py lace Drive will not be a public street, but <br />will be open to the public subject to parking management <br />rules and regulations as approved by the City and contained <br />in the CC&Rs for the project. <br />c. All pedestrian walkways will be separated from the <br />vehicular areas by curbs and gutters. <br />d. Handicapped access ramps will be provided per the Code. <br />e. City Place ~ Drive will be designed to <br />accommodate fire trucks, semi-trucks, and other service <br />vehicles. <br />f. Cit~lace ~ Drive, including all roadways, <br />walkways, landscaping, furniture and fixtures will <br />incorporate high quality materials and enriched paving. <br />The overall effect should include dramatic lighting of <br />landscaping, signs and buildings. <br />g. Street furniture and pedestrian shelters are elements that <br />would contribute well to the unified street edge. One style <br />will be used throughout Cit_ Py lace ~ Drive in <br />order to create a unique sense of place. Seats, benches, <br />trash receptacles, bicycle racks, telephones, light fixtures, <br />potted plants, signage and banners consistent with the <br />architectural themes and concepts and other miscellaneous <br />street furniture shall be included in a coordinated manner <br />throughout the City Place ~~eurse area. <br />75A-59 <br />
