Conditions for Approval for Conditional Use Permit No. 2009-08 <br />Conditional Use Permit No. 2009-08 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with applicable sections of the Santa Ana Municipal <br />Code, the California Administrative Code, the California Building Standards Code, and all other <br />applicable regulations. In addition, it shall meet the following conditions of approval: <br />The applicant must comply in full with each and every condition listed below rior to <br />exercising the rights conferred by this conditional use permit. <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the conditional use permit. Failure to comply with each and every condition may result in <br />the revocation of this conditional use permit. <br />A. Planning Division <br />The project shall remain in compliance with Site Plan Review (DP No. 08-81). <br />2. Any amendment to this conditional use permit must be submitted to the Planning <br />Division for review. At that time, staff will determine if administrative relief is available <br />or the conditional use permit must be amended. <br />3. Prior to issuance of a Certificate of Occupancy the applicant shall provide a Parking <br />Management Plan documenting how the tandem valet parking will function. Included <br />in this plan shall be a commitment on behalf the hotel operator to offer valet parking <br />service on 24-hour basis to hotel guests. <br />4. A detailed landscape plan must be reviewed and approved prior to issuance of any <br />building permits. In addition to the landscaping palette, the plan shall include details <br />on the hardscape design, lighting concepts and outdoor furniture. At a minimum, the <br />project shall incorporate the amount and size of landscaping as shown on Sheet <br />CSL1.1. The exact specifications for these items are subject to the review and <br />approval of the Planning Commission. <br />5. Prior to submittal to building plan check, required notations shall be added to the plan to <br />address Fire Department comments from site plan review memorandum dated <br />December 31, 2008. <br />Exhibit B <br />Resolution No. 2009- <br />Page 8 of 30 <br />75B-120 <br />
