Conditions for Approval for Variance No. 2009-02 <br />Variance No. 2009-08 is approved subject to compliance, to the reasonable satisfaction of the <br />Planning Manager, with applicable sections of the Santa Ana Municipal Code, the California <br />Administrative Code, the California Building Standards Code, and all other applicable <br />regulations. In addition, it shall meet the following conditions of approval: <br />The applicant must comply in full with each and every condition listed below rior to <br />exercising the rights conferred by this variance. <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the variance. Failure to comply with each and every condition may result in the <br />revocation of this variance. <br />A. Planning Division <br />The project shall remain in compliance with Site Plan Review (DP No. 08-81). <br />2. Any amendment to this variance must be submitted to the Planning Division for <br />review. At that time, staff will determine if administrative relief is available or the <br />variance must be amended. <br />3. Prior to issuance of a Certificate of Occupancy the applicant shall provide a Parking <br />Management Plan documenting how the tandem valet parking will function. Included <br />in this plan shall be a commitment on behalf the hotel operator to offer valet parking <br />service on 24-hour basis to hotel guests. <br />4. A detailed landscape plan must be reviewed and approved prior to issuance of any <br />building permits. In addition to the landscaping palette, the plan shall include details <br />on the hardscape design, lighting concepts and outdoor furniture. At a minimum, the <br />project shall incorporate the amount and size of landscaping as shown on Sheet <br />CSL1.1. The exact specifications for these items are subject to the review and <br />approval of the Planning Commission. <br />5. Prior to submittal to building plan check, required notations shall be added to the plan to <br />address Fire Department comments from site plan review memorandum dated <br />December 31, 2008. <br />Mitigation Measures <br />6.
