. ~ ~ - <br /><~' <br />MaGlrthur Place-Cinema Block- Shared Parking Analysis <br />April 8, 2009 `` . <br />• , <br />~; ,' <br />Off-site Parklns~ <br />Currently the parking supply for the project area is also utilized by the Doubletree Hotel across <br />the street form the site. The Doubletree utilizes a maximum of 25 spaces on the site and these <br />spaces are used as overflow spaces, primarily for events. Historically, the demand for these <br />spaces has occurred during the evening dinner hour, late night, or weekend afternoons. The <br />Doubletree parking demand occurs during the hours when the office parking demand is minimal, <br />and there has not been a parking capacity problem as a result of this Doubietree demand. The <br />results of the Shared Parking demand included in this report are not expected to change as a <br />result of the parking demand generated by the Doubletree Hotel usage patterns. <br />CONCLUSION <br />The project would be able to support its parking demand with surface at grade parking with 133 <br />parking spaces plus an additional 50 parking spaces in the adjacent parking structure assigned to <br />the project, for a total of 183 parking spaces during the weekday period. During the weekday <br />evening and weekend period, the hotel would be able to utilize all the parking spaces in the parking <br />structure (500 spaces) after 5:00 PM on the weekdays and anytime on the weekends in addition to <br />the 133 surface parking spaces, for a total of 633 available parking spaces. <br />It is our contusion that the existing parking variance should be considered valid.
