The Station District Project <br />INTRODUCTION <br />The Community Redevelopment Agency of the City of Santa Ana has authorized the preparation <br />of a. relocation plan to be undertaken. in .coruiection with the commencement of their proposed <br />Station District Project. Currently, the Agency is .evaluating responses to an RFQ for a "master" <br />developer to partner with the Agency in the de"veloprrient of an area within the Lacy <br />Neighborhood. <br />The proposed Project requires the development, of 48 non - contiguous parcels totaling <br />approximately 6.76 acres under the ownership of the Agency /City. Proposed plazas could.include. <br />for -sale and rental housing of varied. types; ranging from. approximately 2030 dwelling units -per <br />-ecre, while. allowing for mixed -use where appropriate. Once -a master plan and strategy are <br />:completed, it is the Agency's intent to enter into a Disposition and Development Agreement with <br />the developed• for all or a portion of these properties,_ the terms of which mill be negotiated at that <br />thee. <br />The occupants of all improvements on any of the parcels will be relocated, and the structures will <br />be. demolished to clear the properties for development, At this time; the proposed project will <br />potentially cause the displacement of seven residential households of which all are tenant- <br />occupied. The needs and characteristics of the displacee .population, available relocation <br />resources and the .Agency's program to provide assistance to each affected person are general <br />subjects of this Relocation Plan (,Plan); <br />Funding for the Proiect will be provided by :tax increment monies. This Plan conforms to the <br />requirements of the California Relocation Assistance .Law; Government Code Section 7260, et <br />seq.. (Law), the Relocation Assistance and Real Property Acquisition Guidelines adopted by the <br />Department of Housing and Community Development and Title 25, California Code of <br />Regulations Section 6000, et seq.'(Guidelines ).. <br />This Plan is -organized in five sections., <br />1. Project description (SECTION 1); <br />2. Assessment of the reloeation.needs of persons subject to displacement (SECTION II); <br />I Assessment of available replacement housing units within the City of Santa Ana <br />(SECTION III); <br />4.
