Additionally, this project's location within an <br />existing industrial area supports General Plan Land Use Element Policy <br />5.4 which supports projects which are in areas that are consistent with <br />the specified land use. <br />Covenants, Conditions and Restrictions (CC&Rs) are required for the <br />project to ensure the site continues to function as an integrated <br />development. These CC&Rs must be approved by the City prior to the <br />recordation of the final map. The proposed subdivision is in compliance <br />with the City's development standards and supports the policies of the <br />General Plan. As a result, staff recommends approval of Tentative Tract <br />Map No. 2009-02 (County Map No. 2009-109) as conditioned. <br />CEQA Compliance <br />In accordance with the California Environmental Quality Act, the proposed <br />project is Categorically Exempt per Section 15301. This Class 1 exemption <br />allows for the subdivision of existing industrial buildings where no <br />physical changes occur.
