The project site is physically suitable for the type and density of the <br />proposed project. <br />The proposed site is physically suitable for the industrial <br />buildings that currently exist on the site. The existing <br />buildings result in floor area ratios (FAR) of .35 for 1720, .43 <br />for 1740 and 1760 and .31 for 1800 East Wilshire <br />respectively. Each of these floor area ratios is below the .45 <br />maximum (FAR) for the Industrial (IND) General Plan land <br />use designation. <br />4. The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidably injure fish and wildlife or their habitat. <br />The project site is located in an urbanized area, with no <br />known fish or wildlife populations existing on the project site. <br />Therefore, the proposed subdivision will not cause any <br />substantial environmental damage or substantially and <br />avoidably injure fish and wildlife or their habitat <br />5.
