The City will be responsible for any needed root removal <br />within the public right -of -way. <br />As these trees, in conjunction with the additional landscaping proposed <br />by the applicant, will create a significant visual element on the site, <br />and the same number of trees will still be installed, staff is <br />recommending that the City Council approve Appeal No. 2009 -04. <br />FISCAL IMPACT <br />There is no fiscal impact associated with this action. <br />2S�-A� <br />J M.
