Staff Recommendation <br /> SUITE A CONTINUED TO <br /> Prepared by Matt Foulkes <br /> ~`-i<-(fin-~ ~ ~~tt , <br /> Executive ~ ctor Planning anager <br /> RECOMMENDED ACTION <br /> Planning Commission Direction. <br /> DISCUSSION <br /> Request of Applicant <br /> Ms. Maria Guererro, on behalf of JC International Services, is requesting <br /> approval of variances from the check cashing separation requirements, <br /> minimum lot size, building setbacks, landscaping and parking as well as a <br /> conditional use permit in order to operate a check cashing facility at <br /> 1647 East First Street, Suite A. <br /> Property Description <br /> The subject site is a 0.12 acre parcel of land located on the north side <br /> of First Street between Lyon and Mabury Streets. The site is currently <br /> developed with a 3,245 square foot multi-tenant commercial building. JC <br /> International Services occupies a 1,100 square foot tenant space within <br /> the building and provides a variety of financial services, including <br /> insurance, tax preparation and money wiring. The remainder of the <br /> building is currently vacant. The General Plan land use designation for <br /> this site is General Commercial (GC), and it is located within the General <br /> Commercial (C-2) zoning district.
