Adopt a resolution denying Tentative Parcel Map No. 2009-01. <br /> Zoning Administrator Action <br /> Adopted a resolution denying Tentative Parcel Map No. 2009-01 at its <br /> September 9, 2009 meeting. <br /> DISCUSSION <br /> Request of Applicant <br /> The applicant, Peter Pham, is requesting approval of Appeal No. 2009-02 <br /> for Tentative Parcel Map No. 2009-01 to subdivide a residential property <br /> into two separate parcels in order to construct two new single family <br /> residences at 1013 South Elliott Place. <br /> Property Description <br /> The subject property is located within the Single-Family Residential (R-1) <br /> zoning district and has a General Plan land use designation of Low-Density <br /> Residential (LR-7). Surrounding land uses are residential to the north, <br /> south and east with Newhope Elementary School located west of the project <br /> site (Exhibits 1 and 2). <br /> <br /> The subject property is a 14, 674 square foot parcel located on the north <br /> side of Elliott Place between Regent Drive and Gates Street.
