Adopt a resolution approving Variance No. 2010-02 as conditioned. <br /> DISCUSSION <br /> Request of Applicant <br /> Terri Lee with H. Hendy Associates, on behalf of Corinthian Colleges, Inc., is requesting approval of <br /> Conditional Use Permit No. 2010-01 and Variance No. 2010-02 to allow a proposed professional <br /> trade school and a reduction in parking for Corinthian Colleges, Inc. located at 500 West Santa <br /> Ana Boulevard. <br /> Property Description <br /> The project site is approximately two acres in size and is occupied by a four-story office building with <br /> approximately 39,516 square feet. A total of 258 parking stalls are currently provided within a <br /> parking garage immediately to the south of the office building. The parcel is located within the <br /> Professional (P) zoning district and has a General Plan land use designation of Professional and <br /> Administrative Office (PAO). The site is located on the southwest corner of Ross Street and Santa <br /> Ana Boulevard. Surrounding land uses include residential to the south, commercial to the east <br /> (downtown), pro#essional offices to the west and the Civic Center Plaza to the north (Exhibits 1 <br /> and 2). <br /> Project Description <br /> The applicant is proposing to allow a professional trade school to occupy the entire office building. <br /> Corinthian Colleges, Inc. is proposing both classroom facilities along with administrative offices within <br /> <br /> the existing building (Exhibits 3 and 4). <br /> EXHIBIT A <br /> 31 A-3 <br /> <br />
