Ground floor commercial retail space on the corner of Lacy and Sixth Streets <br />(Phase R-1); <br />d. All utility connections; <br />. Landscaping designed to maximize opportunities for on -site storm water <br />detention; and <br />f. Public improvements including curb, gutter, and sidewalk replacement and all <br />necessary dedications and improvements to comply with accessibility <br />requirements at street intersections. <br />Additional Properties <br />The Additional Properties are owned by third parties, and are located within or in the vicinity of <br />the Project. Some or all of these properties may be acquired subsequently by the Agency, <br />within the timeframe specified in the Agreement. If parcels are acquired, they will be conveyed <br />to the Developer for inclusion in the Project. The Additional Properties include the following: <br />I . Phase -1: 607 East Si th Street — Acquisition of this property may allow for the parking <br />and landscaping for this phase to be reconfigured. The unit count and paring ratio <br />would be unchanged. <br />2. Phase R -2: 812 East Santa Ana Boulevard -- Acquisition of this property may allow for <br />up to four additional apartment units. <br />3. Phase FS: If the following properties are acquired, up to seven 7 additional units may <br />be developed in the for -sale housing portion of the Project: <br />a. 911 Brown; <br />b. 609 East Fifth Street; <br />C. 602 and 60 East Fifth Street; and <br />d. 409 and 411 Minter Street; <br />Agency Responsibilities <br />The Agreement requires the Agency to accept the following responsibilities: <br />4 <br />1 o o1 .
