LAND USE ELEMENT <br />Industrial <br />The Industrial designation applies to those areas developed with manufacturing <br />and industrial uses. "1'he designation applies co areas which arc predominantly <br />industrial in character, and includes those industrial districts in the southwestern, <br />south central and southeastern sections of the City. A total of 2,188.2'~T acres <br />of land in the City is designated as Industrial. "I'he maximum floor area ratio for <br />this designation is 0.45. <br />The Industrial districts ofche City are vital to its economic health. "These areas <br />provide employment opportunities for local residents, and generate municipal <br />revenues for continued economic development. As one of the County's oldest <br />cities, Santa Ana has long been an industrial center for the region. "I'he City's goal <br />is to maintain chic svong industrial base by scccing land use politics which <br />preclude the intrusion of less intensive commercial or residential uses. Typical <br />uses ti~und in this district include the following: <br />Light and heavy product manufacturing and assembly. <br />Commercial uses which are ancillary to industrial uses in the district. <br />Institutional <br />The Institutional designation includes the Civic Center, other governmental <br />facilities, City facilities and public institutions such as schools, etc. Only public <br />properties ofapproximately Five acres or more are designated as Institutional "I'he <br />maximum applicable floor area ratio standard for this designation is 0.5. "I'he 0.5 <br />FAR is used as a guideline since most development in this designation are State, <br />federal, and local governmental facilities that are not subject to local development <br />regulations. A total of 796.3t3i?~~4-acres of land is included in this designation. <br />Open Space <br />The Open Space designation is applied to parts, wacerchannels, cemeteries and <br />other open space Uses. A COial Of 1 .O I7_H' ,-r~~ acres are included in this land use <br />designation.
