Opinion No. 73-41
Page 2
The conclusion, therefore, is that if the description
that you provide in the Notice of Completion is not sufficient to
enable recipients of the Notice to identify the property and to
distinguish it from other sites with which it might reasonably be
confused, the Notice will be invalid and will extend the stop
notice service period to ninety (90) days from the date of completion.
We realize as a practical metter that the properties
for which you file Notices of Completion are not easily renderable
into detailed legal descriptions nor are they specifically identifi-
able by address, however, to give those persons who are interested
adequate notice of the location of the work of improvement, an address
should be referred to. An example of such a reference would be:
"That certain parcel of property located on the south side of Seger-
strom Avenue adjacent to and located between the addresses of 3800
through 4200 Segerstrom Avenue extending from Harbor Boulevard to
the Santa Ana River." If such property addresses are not available
then assessor parcel numbers should be used in the same manner.
Respec ul y submitte
Charles J.
