Use caution when opening attachments or links. <br />Dear Minh/Margarita, <br />Thank you for visiting our site last week. We were pleased that you both agreed our facility qualifies primarily as retail <br />use. As we mentioned, the City of Santa Ana classifies us as retail and issues us a retail operating permit annually. Our <br />understanding is that retail uses are permitted as of right in the UN-2 district adopted in or about 2010. We acknowledge <br />our retail use may require a CUP because it exceeds 20,000 square feet. We have never been asked to apply for a CUP, <br />but we are confident our operations meet all compatibility requirements as a retail use under the City’s CUP requirements. <br />As you know, we have occupied this site for 24 years without complaints and our continued use does not impose any <br />objectionable impacts on current or future neighbors. <br /> Retail use has been planned on our property since at least 2002, consistent with our long-term operations. Austin <br />Hardwoods is happy that its operations comply both with the M-1 zoning designation AND the new UC classification. <br />Given the above information, our understanding is that our operations are consistent with both the moratorium and the <br />proposed SD-84 Plan. In other words, our use continues to be permitted as retail under the prior M-1 Zoning and the <br />proposed UC (Urban Center) Zoning. Unless the city wishes us to apply for a CUP to allow our operations to operate in <br />more than 20,000 square feet, we do not require any additional permits. <br />Again, thank you for meeting with us on site and confirming verbally that Austin Hardwoods & Hardware appears to be a <br />well-operated, clean, and self- contained retail use. <br /> Please confirm our understanding of the above as soon as possible.
