1
Ocampo, Nuvia
From:Contracts <contracts@mztco.com>
Sent:Thursday, February 20, 2025 10:02 AM
To:eComments, PBA
Subject:Opposition to Proposed SD-84 Transit Zoning Code Change
Attachments:Zoning Opposition.pdf
Follow Up Flag:Follow up
Flag Status:Flagged
Attention: This email originated from outside of City of Santa Ana. Use caution when opening attachments or links.
Good morning,
On behalf of Macro-Z-Technology Company, a business that has proudly called the Logan neighborhood home since
2002, I am writing to express our strong opposition to the proposed changes to the Transit Zoning Code.
For over two decades, we have invested in this community, fostering relationships with local businesses, residents, and
charitable organizations such as the OC Food Bank and Project Hope Alliance. Our commitment to Santa Ana extends
beyond business – we actively support local initiatives and strive to contribute to the wellbeing of our neighbors. Through
these efforts, we have built strong partnerships and a deeply rooted connection to the Logan neighborhood, which is now
under threat due to the City’s proposed zoning changes.
Furthermore, our company is not a polluter nor a noxious user. We operate responsibly, adhering to all environmental
regulations, and have maintained a clean and safe business that coexists harmoniously with the surrounding community.
The broad stroke elimination of industrial zoning unfairly targets businesses like ours that have contributed positively to
the neighborhood for years.
Adding to our concerns, we now face the very real fear of being forced out of our long-standing location through an unjust
amortization process. The proposed regulations would make it impossible for us to continue our operations, despite our
compliance with all laws and our contributions to the community. The amortization process, as outlined, does not provide
fair compensation nor adequate time for businesses like ours to transition, effectively making it an unjust taking of
property and livelihood.
The proposed zoning amendments constitute an unjustified overreach that disregards the commitments made to the
business community. These regulations threaten to erase a vital sector of Santa Ana’s economy in favor of high-density
residential development, despite the lack of adequate infrastructure and parking. This shift is not only detrimental to
existing residents but also destabilizes the very neighborhoods it claims to improve.
The City’s push to remove industrial zoning under the guise of “environmental justice” lacks substantiated evidence and
disproportionately harms long standing businesses. If justice is the true intent, the City should focus on equitable policies
that support both small-business and residential stakeholders rather than facilitating a land grab for high-density
developers. The lack of an updated Environmental Impact Report further highlights the rushed and flawed nature of this
process.
We urge the City to reject the proposed zoning changes that would eliminate small businesses in the Logan neighborhood,
to reconsider the consequences of these drastic changes, and to work collaboratively with the business community to find
solutions that support economic stability and growth.
Thank you for your time and consideration. We look forward to your response and the opportunity to engage in a
meaningful dialogue.
Planning Commission 1 – 202 3/6/2025
