The property currently maintains its <br />historic use as a single-family residence. The use is not proposed to change. The <br />interior configuration will remain substantially the same with the addition providing <br />enhanced functionality. <br />2. The historic character of a property shall be retained and preserved. The removal <br />of historic materials or alteration of features and spaces that characterize a <br />property shall be avoided. <br />The project complies with Standard No. 2. The historic character of the subject <br />property will be retained and preserved. The proposed addition has been designed <br />to remove as little historic material as possible and will be located on a secondary, <br />rear façade, where it will not be generally visible from the public right-of-way. The <br />proposed exterior alterations will not alter the primary east (front) elevation, or any <br />important spatial relationships that characterize the property. The salvaged rear <br />(west) elevation window to replace the existing south elevation window will <br />maintain the property’s historic window materials and will be located towards the <br />west (rear) half of the south elevation, further away from the street. <br />3. Each property will be recognized as a physical record of its time, place, and use. <br />Changes that create a false sense of historical development, such as adding <br />conjectural features or elements from other historic properties, will not be <br />undertaken. <br />The project complies with Standard No. 3. The proposed changes will not create <br />a false sense of historical development. The proposed addition will read as <br />contemporary in comparison to the existing single-family residence, which <br />incorporates distinctive architectural features of the English Revival style. The <br />addition will have a front-gabled roof to match the existing house, which is <br />designed to be compatible with the existing scale and massing of the residence <br />yet distinct enough to discern that it is a new addition. Moreover, the addition will <br />be distinguished by the lack the rolled edges (thatching detail) at the gable’s fascia, <br />and the wider eaves which will have an additional 2x2 wood fascia trim board, as <br />well as the double-hung windows without the upper sash horn detail. Therefore, <br />the architectural treatment will read as contemporary, not conjectural. <br />4. Changes to a property that have acquired historic significance in their own right <br />will be retained and preserved. <br />Standard 4 does not apply as the project will not remove any significant features <br />that were added over time. <br />5. Distinctive features, finishes, and construction techniques or examples of <br />craftsmanship that characterize a property shall be preserved. <br />  <br />    <br />
