FREE RECORDING PURSUANT TO <br />GOVERNMENT CODE § 27383 <br />Resolution No. 2024-XX <br />Page 10 of 10 <br /> <br /> <br /> <br /> <br />EXHIBIT B <br /> <br />Conditions of Approval for Historic Exterior Modification Application (HEMA) <br />No. 2023-10 <br /> <br />The Applicant must comply with each and every condition listed below prior to <br />exercising the rights conferred by the Historic Resource Commission’s approval <br />and the City of Santa Ana Register of Historic Properties pursuant to Section <br />30-6 of the Santa Ana Municipal Code. The Applicant must remain in <br />compliance with all conditions listed below: <br /> <br />1. This property is listed in the Santa Ana Register of Historical Properties <br />(Register) and is located in the Floral Park National Register Historic <br />District. In any real property transaction, the owner of this property or the <br />owner’s representative shall provide the buyer of this property with <br />notice that the property is listed on the City’s historic Register and is <br />located within the Floral Park National Register Historic District. <br /> <br />2. The applicant shall install a bronze plaque as per a template on file with <br />the Planning Division honoring and recognizing the structure at 1904 <br />North Heliotrope Drive, historically known as the Elliott House. The <br />plaque shall include the historic name, address, year built, and local <br />historic register designation. The final dimensions, location, text and <br />description on the plaque shall be reviewed and approved by Planning <br />Division staff. <br /> <br />3. The applicant shall replace the existing two-car garage door, which is <br />in poor condition and is not original and not compatible with the historic <br />Italian Renaissance Revival style residence, with a new garage door to <br />match the design and materials of the proposed door for the third <br />parking space. The new door shall be noted as a wood garage door <br />with a walnut stain with oil sealer on the architectural plans. Prior to <br />permit issuance, revised architectural plans shall be submitted showing <br />the proposed garage door replacement. <br /> <br />4. The applicant shall maintain a thirty-inch maximum height of all shrubs, <br />plants, and all items within the 15-foot driveway sight triangle at all <br />times. <br /> <br /> <br /> <br /> <br /> <br />    <br />Historic Resources Commission 68 1/11/2024 <br />
