FREE RECORDING PURSUANT TO <br />GOVERNMENT CODE § 27383 <br />Resolution No. 2024-XX <br />Page 8 of 8 <br /> <br /> <br /> <br /> <br />EXHIBIT B <br /> <br />Conditions of Approval for Historic Exterior Modification Application (HEMA) <br />No. 2023-09 <br /> <br />The Applicant must comply with each and every condition listed below prior to <br />exercising the rights conferred by the Historic Resource Commission’s approval <br />and the City of Santa Ana Register of Historic Properties pursuant to Section <br />30-6 of the Santa Ana Municipal Code. The Applicant must remain in <br />compliance with all conditions listed below: <br /> <br />1. This property is listed in the Santa Ana Register of Historical Properties <br />(Register) and is located in the Floral Park National Register Historic <br />District. In any real property transaction, the owner of this property or the <br />owner’s representative shall provide the buyer of this property with <br />notice that the property is listed on the City’s historic Register and is <br />located within the Floral Park National Register Historic District. <br /> <br />2. The applicant shall install a bronze plaque as per a template on file with <br />the Planning Division honoring and recognizing the structure at 419 <br />West 19th Street, historically known as the Yeary House. The plaque <br />shall include the historic name, address, year built, and local historic <br />register designation. The final dimensions, location, text and <br />description on the plaque shall be reviewed and approved by Planning <br />Division staff. <br /> <br />3. Prior to Building Division plan check submittal, the plans shall be <br />revised and approved by Planning Division staff with the following: <br /> <br />a. The proposed west elevation double windows for the new office <br />will contain upper muntins in a pattern that is distinct from the <br />original windows, yet compatible. <br />b. All new windows shall have a slightly different muntin pattern <br />than existing, which is compatible with the existing windows in <br />order to identify the windows as non-original features. <br />c. Proposed new roof manufacturer, type, and color shall be stated <br />on the plans. The new roof material for main house and garage <br />shall match existing. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />
