Resolution No. 2025-29 <br />Page 1 of 11 <br />RESOLUTION NO. 2025-29 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE TRACT <br />MAP NO. 2025-07 (COUNTY MAP NO. 19295) AS <br />CONDITIONED TO ALLOW A THIRTY UNIT SUBDIVISION <br />FOR CONDOMINIUM PURPOSES FOR THE PROPERTY <br />LOCATED AT 501 SOUTH HARBOR BOULEVARD, 3706 <br />AND 3712 WEST CAMILLE STREET (APNS: 144-303-01, <br />144-303-03 & 144-303-04) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines, and declares as follows: <br />A. Ventus Group, LLC (“Applicant”), representing Ing Wen Hwang (“Property <br />Owner”), is requesting approval of a tentative tract map (TM) to allow the <br />subdivision of a proposed thirty unit attached townhome development, for the <br />properties located at 501 South Harbor Boulevard, 3706 and 3712 West <br />Camille Street (“Project”). <br />B. Pursuant to Santa Ana Municipal Code (“SAMC”) Section 34-127, the <br />Planning Commission is authorized to review and approve tentative tract <br />maps. <br />C. Tentative Tract Map No. 2025-07 came before the Planning Commission of <br />the City of Santa Ana on October 13, 2025, for a duly noticed public hearing. <br />D. The Planning Commission of the City of Santa Ana determines that <br />following findings, which must be established in order to approve Tentative <br />Tract Map No. 2025-07, have been established as required by SAMC <br />Section 34-127 and the California Subdivision Map Act: <br />1. The proposed project and its design and improvements are consistent <br />with the Urban Neighborhood (UN-50) designation of the General Plan <br />and are otherwise consistent with all other Elements of the General <br />Plan. <br />The proposed project and its design and improvements will be <br />consistent with the Urban Neighborhood-50 (UN-50) land use <br />designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. The proposed subdivision of land will create <br />thirty condominium air-right units and will be consistent with
