Grand Avenue) <br />RECOMMENDED ACTION <br />Adopt a resolution approving Tentative Tract Map No. 2025-03 (County Map No. 17973) <br />as conditioned. <br />EXECUTIVE SUMMARY <br />Mario Mendoza, representing 920 North Grand Avenue, LLC. (“Applicant” and “Property <br />Owner”) is requesting approval of Tentative Tract Map (TTM) No. 2025-03 (County Map <br />No. 17973) to facilitate the subdivision of an existing five-unit live-work development lot <br />located at 922 through 930 N. Grand Avenue (“collectively referred to as 930 N. Grand <br />Avenue”) into five condominium units (“Project”). Pursuant to Section 34-127 of the Santa <br />Ana Municipal Code (SAMC), approval of a TTM application is required for projects <br />proposing to create five or more lots, including condominium units, containing residential <br />uses.
