The project would convert the <br />property into 18 affordable homeownership opportunities for low-income working families in the City of <br />Santa Ana. <br /> <br />Originally developed as a condominium complex, the property consists of a mix of two- and three- <br />bedroom units with amenities that include controlled access, private patios or balconies, elevator service, <br />a laundry room, and a gated subterranean parking garage. The complex is currently operating as a rental <br />property with no individual condominium owners. <br /> <br />Habitat OC proposes to undertake a comprehensive rehabilitation of the property, including interior <br />upgrades such as new flooring, interior paint, kitchen and bathroom improvements, and evaluation of <br />plumbing and electrical systems to ensure long-term durability and safety. The rehabilitation will also <br />include improvements to common areas such as the courtyard, laundry facilities, and elevator system. <br />The estimated total development cost for the project is approximately $13.07 million. <br /> <br />The requested City investment of $6 million would provide critical gap financing needed to acquire and <br />rehabilitate the property and ensure that the homes remain affordable to working families who otherwise <br />would not have access to homeownership in Santa Ana’s competitive housing market. <br /> <br />
