CITY OF SANTA ANA <br /> <br /> <br /> <br /> <br /> <br /> <br />Rehabilitation Interior doors that do not meet the minimum standard shall be <br />replaced. Practical, cost effective repairs are acceptable as long as <br />compliance with the minimum standard will be achieved. <br />Replacement Doors <br />& Hardware <br /> Doors (Reputable manufacturer, masonite, raised panel). <br /> Hardware (Reputable manufacturer, lifetime finish). <br />INTERIOR PAINT <br />Minimum Standard Homes built before 1978 must comply with 24 CFR Part 35 Subpart J <br />and HUD’s Lead Safe Housing Rule regarding the evaluation and <br />control of lead-based paint hazards. <br /> All interior paint shall be intact and corrosion-free. <br /> Five (5) or more years of practical utility. <br />Rehabilitation All surfaces to be painted shall be prepared properly. All loose material <br />and peeling paint shall be removed. <br /> All holes and cracks shall be filled and finished so that they blend into <br />the surrounding area. <br /> All surfaces to be painted shall receive a complete and even coverage <br />of flat paint (semi-gloss in kitchens, bathrooms and laundry rooms). <br /> Poor workmanship will not be tolerated. <br />New Paint Reputable manufacturer. <br /> Highest quality available. <br /> Zero or low VOC paint, caulking and fillers. <br /> <br />KITCHEN CABINETS / COUNTERTOPS <br />Minimum Standard Cabinets shall be safe, sound, sanitary and in good working order. <br /> Countertops shall be safe, sound, sanitary and watertight. <br /> Five (5) or more years of practical utility. <br />Rehabilitation Cabinets and countertops that do not meet the minimum standard shall <br />be replaced. Practical, cost effective repairs are acceptable as long <br />as compliance with the minimum standard will be achieved. <br />Replacement <br />Cabinets <br /> Reputable manufacturer. <br /> Solid hardwood face-frames, doorframes and drawer fronts. <br /> Metal and nylon drawer guides. <br /> Low or zero VOC adhesives and finishes. <br />Replacement <br />Countertops <br /> Reputable manufacturer. <br /> 4” ceramic tile, 6” backsplash, bull-nose edge. <br /> <br />KITCHEN EQUIPMENT AND APPLIANCES <br />Minimum Standard Safe, sound, sanitary and in good working order. <br /> Faucets shall (at a minimum) be equipped with a low-flow aerator. <br /> Five (5) or more years of practical utility. <br />Rehabilitation Kitchen fixtures, equipment and appliances that do not meet the <br />minimum standard shall be replaced. Practical, cost effective repairs <br />are acceptable as long as compliance with the minimum standard will <br />be achieved. <br />Replacement Sinks Reputable manufacturer. <br /> 18-guage (minimum) stainless steel. <br />Replacement <br />Faucets <br /> EPA Water-Sense qualified. <br /> Reputable manufacturer. <br />EXHIBIT 1
